1. Acceptance of Terms
Transformative Partners Pty Ltd (“Transformative Partners”, “we”, “us” or “our”) provides temporary residential accommodation in fully furnished and equipped properties, including houses, villas, and townhouses (“Property” or “Properties”), for flexible durations.
All Properties are provided strictly for quiet residential use only.
A booking may be made by a Responsible Organisation (“RO”), including but not limited to government agencies, insurance providers, corporations, or private individuals.
The RO must nominate a Responsible Person (“RP”) (such as a case manager or representative), who:

Confirms the suitability of the Property

Approves booking details (including duration and rates)

Acts as the primary decision-maker and contracting party
By confirming a booking (directly or via an agent or representative), the RP and RO agree to be bound by these Terms and Conditions.

2. Transformative Partners’ Responsibilities
We agree to provide accommodation that is:

Safe, secure, and private
-
Clean, well-maintained, and fit for purpose
-
Fully furnished and appropriately equipped
-
Connected with all essential utilities
A condition report will be completed prior to occupancy to confirm the Property meets all applicable safety and compliance standards.

3. Responsible Organisation Obligations
The RO and RP are responsible for:

All occupants and visitors authorised to use the Property (“Occupants”)

Ensuring appropriate behaviour and supervision at all times
Transformative Partners is not liable for:
-
Actions or behaviour of Occupants or visitors
The RO accepts full financial responsibility for:
-
Any damage, loss, or breakage to the Property
-
Fixtures, fittings, furnishings, and surrounding areas
We reserve the right to apply an administrative margin (up to 10%) on repair or replacement costs.

4. Damage, Loss & Repairs
4.1 Assessment of Damage
All damage will be:

Documented during or after the stay
-
Compared against the entry condition report
Supporting evidence may be provided where available.
Transformative Partners is not responsible for damage to personal vehicles in or around the Property.
4.2 Repairs & Replacement

Damaged items may be repaired or replaced at our discretion
-
Replacement costs will be invoiced to the RO
-
Where items remain usable but impaired, a proportionate charge may apply
We may invoice for replacement items prior to purchase where necessary.
4.3 Repair Process

A qualified contractor will provide a repair quote

The RO may request alternative quotes (equal scope required)
-
Delays in approval may result in continued accommodation charges
If no direction is provided within a reasonable timeframe, Transformative Partners may proceed with repairs.
4.4 Urgent Repairs
We may carry out immediate repairs without prior approval where:

Safety risks exist
-
Urgent action is required
Costs will be invoiced with supporting documentation.

4.5 External Disturbances
If Occupants cause disruption or damage affecting neighbours:

The RO may be required to vacate the Property immediately

5. Payments

Payment is required in advance unless otherwise agreed

All invoices must be paid within 7 days of issue
Accepted payment methods include:

Credit/debit card
-
Bank transfer / EFT
Card payments may incur a processing fee.

6. Cancellations & Changes
-
Minimum 72 hours’ notice is required for:
-
Cancellations
-
Changes to booking dates
-
Failure to provide notice may result in charges.
Administrative fees may apply to late cancellations.
​
7. Minimum Stay
A minimum stay period may apply.
Where shorter stays are approved, minimum charges may still be enforced.

8. Extensions
Requests to extend a stay:

Are subject to availability
-
Should be made as early as possible

9. Property Allocation
Images and descriptions are indicative only.
Where required, Transformative Partners reserves the right to:

Substitute accommodation with a comparable or higher standard Property

10. Use of Property
Properties must not be used for:

Parties or events
-
Commercial activities
-
Excessive noise or disturbance
Breach of these conditions may result in:
-
Immediate termination of the stay
-
Eviction without refund

11. Smoking Policy
All Properties are strictly non-smoking indoors.
Cleaning or deodorising fees will apply where this policy is breached.

12. Safety & Fire Systems
Occupants must not:

Tamper with smoke detectors or safety equipment
Any interference may result in:
-
Liability for damages or associated costs

13. Cleaning & Condition on Departure
Occupants must:

Leave the Property in a clean and tidy condition
-
Remove all personal items and food
Additional cleaning costs may be charged where required.
​
14. Indemnity
The RO agrees to indemnify Transformative Partners against:

Property damage or loss
-
Claims, liabilities, or costs arising from Occupant behaviour

15. Insurance
Occupants and ROs are responsible for:

Their own contents and belongings
Transformative Partners does not cover:
-
Deliberate or negligent damage caused by Occupants
​
16. Access, Keys & Lockouts

Charges may apply for lockouts or lost keys/remotes
-
Occupants must ensure keys are securely managed
​
17. Pets
Pets are not permitted unless approved in writing.
Where approved:

Additional fees may apply
-
The RO is responsible for all related damage or cleaning
​
18. Check-In & Check-Out
-
Check-in: From 2:00pm
-
Check-out: By 10:00am
Variations may be arranged subject to availability.

19. General
These Terms and Conditions:

May be updated from time to time
